By taking our pre-development a step further and looking at the triple bottom line I think we can continue to advance our development process and improve the quality of life for people. 

Looking to repeat that part of the process.

Marketing for flips to start early next year or sooner as well and going to buy the second buy and hold next summer.I got licensed primarily to speed up the search process and to be able to sell some flips myself. 

I'm starting the process of building relationships with people who might be interested in helping me to get started (namely with financing).

I have experience in processing loans in addition to buying and selling residential properties.

Because I am interested in getting the property sooner than that I am considering having someone else come on the deal with me...what's step 1 in getting the process started for a buy and hold partnership?

My wife and I are going through the exact same process right now as we are closing on our 1st 4-plex here in the Seattle area this coming week.

You might find a similarly experienced property management company that could handle that for you in your area - my guess is that if they walk you thru the process while they handle it  you  will get experience and make sure it is handled legally within all of the local Oregon landlord/tenant laws.
