i once heard on a podcast about this, that the guy even included 'how to know if your lightbulb blew out and how to replace it.' it's not common sense to many kids who lived at home up until then. this will reduce headaches for you. how to know if a toilet is clogged and how to unclog it, what to do when smoke detectors go off from cooking...

Tenants should not have to worry about cheap landlords who will sue their tenants because they broke a 99 cent toilet paper holder and that is not a joke because when I go to court I see the landlords chiseling their tenants for toilet paper holders, broken light bulbs and many other items that cost less than one dollar.Accommodate your tenants, provide them with service and when you own a building more than 5 years old don't be so quick to blame your tenants for everything that breaks.

I ask because this will be a long distance investment and I don't have the time or inclination to do anything but the most basic and sporadic management (calling a plummer once a month is not a problem, but "toilet and tenant" issues that plague most residential real estate is not something I want to deal with in a commercial investment, I want a tenant that will govern themselves as much as possible).Any advice for a commercial newbie?

I will be renting out a room, probably AirBnBing the other room, as well as putting some of the property locations up for HipCamp and putting money into transitioning some of the outbuildings into tiny home dry cabins with compostable toilets to be able to rent them out and use the profits to save up to install actual plumbing down the road.
