There are the big box stores (HD, Lowes, Floor & Decor) where you will find middle of the road materials at middle of the road prices, then there are the higher end producers (Sugatsune, Andersen, Geberit) that you buy direct from the manufacturer.

They can get instant geographic and niche diversification, get into larger deals offering advantages over smaller deals (scale/forced appreciation) while they learn  how the big players operate and leverage that to do some of their own deals.

Having watched this unfold on a smaller scale (~4500 homes) in north LA earlier this spring (Monroe area), I can tell you what we have seen.There are opportunities to purchase houses in disrepair as a significant portion of the affected were not required to have flood insurance.

(They are more prequalified because they reached out to you before you did to them), but there are a decent amount of busts... not enough equity... even your 315k guy usually wouldn't be able to sell... and that guy would show up on my list, especially if it was absentee.You do need better systems in place for high quantity direct mail so that it can be prescreened before arriving in the salesmans hands, but looking at the KPIs of both of our companies... my cost per lead is half and our assignment average is a couple thousand dollars more.... that being said, there are some other factors at play, for example sales team.All in all, I do agree with you, but I also agree that one isn't really better than the other, one is easier getting started with though, and one is more manageable to scale upwards.Also Direct mail is for anyone, in Houston, it's almost impossible to rank unless you're dumping in buckets of money to rank high.

The issue you run into with mobile home parks is the dollar amount isn't necessarily worth a sponsor's time because most are at most a couple of million dollars, whereas multifamily easily scales into ten of millions and hundreds of millions (not that we are there yet lol).

I have yet to lock down a property manager that I am confident in, and that will give me rental pricing, so my first property will most likely be taken care of by myself (Who knows maybe I will never look for an actual property manager until I scale dramatically).
