@Ryan PassiI agree that you need to look at a variety of factors including - price per square foot, potential upside and what it takes to unlock it, current vacancy (you rant vacant units due to rent control), GRM, price per unit.

However, I can tell you from my experience...if you are planning on adding an addition off the rear of a “typical” Philadelphia rowhouse...the existing footings will not be sufficient to build on.

Make sure you are not a single square foot less than 50% on any leases/agreements.If you go commercial, I'd think that the lender would rather have an established owner occupant business than just completely vacant.
