Points that stood out:ferry ride is 30 minutes just to get to the tip of Manhattan, so Midtown is an hour ride giving LIC a huge advantagethe rush hour crunch at loading at either end of the ride isn't that pleasantthe Verrazano Bridge toll is $16 cash, which makes it a bit awkward to invite family / friends over on the weekend (compared to areas served by free bridges)the local supermarkets are in less developed areas which requires venturing out of the luxury bubble (which will probably change)What I found is that people looking to rent on SI already have some connection to SI (which means avoiding the bridge toll issue and familiarity with the commute).This is not necessarily a Bad Thing.

Covered occurence can be Fire, Wind, Hail, Explosion, etc.Ex- you have a fire and it takes 6 months to repair the Building, Loss of Rents can replace the 6 months of rental income while the property was vacant and being rehabbed.

as for investing in Texas i think the biggest thing that buy and hold investors miss is the property tax situation and the shock when the property is reassessed and your postiive cash flow just went negative.. then the other issue is foundation and soil wind and hail..

@Cameron Moore sorry for the dumb question but how does roof age affect the premium - newer roof implies higher premium (because replacement cost is now higher) or a lower premium (because it may not get damaged easily with for eg hails).
