architects are licensed in their respective states I would find out who regulates them and threaten to file a complaint with the licensing agency in your state, if you don't have a permit ready set of plans by a specific date.

My duplex rental is on it's 3rd lease of tenants and so far I haven't had that gap, but it has come to my attention that if you continue to practice your business this way eventually you'll create a problem where the current tenants overstay their lease or you don't have time to adequately clean and repair your unit between renters.

I assume it's best practice to sign a promissory note to him for the amount he brings to the deal and note that he gets X percent of the proceeds from the sale based on his percentage brought to the deal?

Hey @Carlos Querido - I think you're smart to ask about CT so you become aware of any rules or regulations you must adhere to, but the wholesaling process is pretty much the same everywhere.FYI - I have a 3-video "Wholesale Accelerator" course (with sample Purchase and Assignment agreements) that I give to free only to my colleagues here in BP.
