It is in pretty rough shape I would say maybe 4/10.

I've bought all over jefferson county and shelby county, and All things seem pretty equal as long as you buy low enough.

Rehabbing the entire building, bathrooms, kitchens 2 of the units were pretty good, plumbing electric, painting, etc.

Water heaters don't cost that much and are pretty easy to install.

That's a ballpark, obviously since expense margins can be higher or lower depending on the park and most parks aren't 100% occupiedStill typically requires a calculator, but like Bill said, it's pretty quick.

This is pretty common on tax sale properties.   

But if its a double your pretty much stuck with the water bill.

That's pretty cool that your county's site has that option.
