Fix that and most water problems inside will go away.The electrical system looks under sized... especially if you window AC units are used.I didn't see anyone mention reviewing the leases to be sure they reflect what the seller is claiming.It's a deal at a certain price... given what you have told us...

If you are equal partners in that you own equal number of shares of the LLC, then the income will be split equally among you, regardless of the time/effort put in by each member (though I'm guessing your operating agreement could reflect something different).
