I may try pulling out the carpets, appliances and cabinets (they are shot anyway) Wash down & OdorXit top to bottom a coupe of times, Kilz everything walls & sub floors a couple of coats and see what I have.

The bottom line is the higher the rent the better the tenant.So you don't need to worry about house quality versus neighborhood.

My tenant is asking me to change to 3 prong so she could readily plug in things without having to use a 3 to 2 prong adapters.I am ok with changing to 3 prong outlets but I am thinking about it and if there is only a hot and neutral in the wall is it a good idea to change to 3 prong?

Jennifer Lee I'd say if you can't afford to stage a house completely, so that it has enough furnishings and decor to spark the imagination of the buyer envisioning living there, then focus on staging the bathroom and kitchen simply but of a quality befitting the potential home buyer, and make sure the house is painted in a neutral colors (that doesn't mean everything has to be builder beige!)
