To top this all off, I'm married and my wife has some medical issues that prevent her from working a full-time job and her hand of cards brings a few higher-than-normal costs to the 'ol budget. 

I have a background in copier,medical, and capital equipment sales, but am trying to reach a different level of financial freedom.I would like to get in to rental properties, but have no idea where to even start.

Will the renters be happy in the area (people without much economic means want lower priced areas to live in vs posh surroundings with higher prices).They are not looking to socially climb, they are just looking to get buy--buy here pay here car joints, Payday Loan places, Pawn shops, Liquor stores, Medical Clinics, Jack in the Box, Dollar stores, welfare office, etc...Just my 2 cents.

We are not planning on offering any medical care.

I would ask clearly about the medical collections - choosing not to pay for one bill means they could do same in other areas of their lives.  

If you are wanting to keep it medical dental, be prepared for a looooong lead time on the leasing.

My son went from California to Columbus Ohio to get a Phd for math and my daughter went to Fairbanks Alaska for a Phd for mixing medical drugs, or something.
