Bottom line, if you want to get involved in Hudson County (more specifically Union City as this is where i have studied the most) you deff can by either getting other investors involved for a multi-family to be competitive against all the sharks or just simply buy a single family apt/home.

Studying the market and the rent schedules for each area is a good idea and will help when locating the first property. 

I am studying for real estate license exam and looking for a job in a related field.

Use language like that in a courtroom and you are in for a rough ride.

As a previous poster mentioned, if you're looking for partners and posting online, it's best to keep it vague and post case-study like figures but not directly note you're looking for partners.Structures can be whatever you want.

Or find a Duplex and rent the other side.Also, when you can jump in a syndication (study it intensely - don't just jump in with both feet) you can learn that way too.

That's always the language they used with me...but obviously I can't verify anything.
