I feel like I am on the right path because the three properties I wanted to make an offer on were quickly sold before I pulled the trigger.One of the most difficult things for me to find is a property which still needs improvements so I can increase the value to justify raising rents and accomplishing a proper BRRRR, but one that does not need a complete tear out and remodel. 

Improve them for max rental income if possible and higher quality renters, but don't over improve for the area.

I have already discovered they don't answer their phone, don't have website account access and don't take credit cards.  

My career goal is to one day design and build large, modern homes and I have access to the money required through investors, but having my dad on board is my number one priority.Build a successful real estate portfolio.

How does anyone get access to foreclosure listings to buy and rent?

Do you think that Indy has a lot of potential to improve as a city or did you mean that you like buying property there that you can add some value to?

Colorado Springs and Denver have seperate MLS access - so if you use one Realtor make sure they have access to REColorado (Denver) and PPMLS (CO Springs).

Working with a broker would allow you access to guidance and mentoring which sounds like something that would be of value to you right now.

The house doesn't have access to a street, it is in an alley.
