Renovating 2/1 duplex: Should both units be the same style?
I'm renovating a 2/1 duplex; unit 1 became vacant a few months ago so I did a full renovation on that unit, went with tile flooring and granite counters. It came out nice and gets top of market rent for the size and neighborhood, which is a low income area in transition. The 2nd unit is vacant now, so I'm getting ready to renovate it. Should I keep things consistent and use the exact same flooring and counter choices in both sides? I've been considering going with vinyl flooring in the 2nd unit, to save on labor, and perhaps formica counters, to save on cost, but it might not save that much money overall, and it would not be consistent with unit 1 choices. Plus it seems that even lower income renters want granite counters. Thoughts on consistency between units? Thoughts on tile vs vinyl flooring for rentals? Thoughts on granite vs formica? Thank you
