I had noise drilling ice holes at 5 am. 

And really, if you were looking for a place to rent, would you be happy to rent a place where the landlord is going to be there making noise after you move in, putting in landscaping?

Also, you are so right about the noise factor.  

If anyone needs advice on anything to do with aviation (low flying planes, aircraft noise issues, etc) let me know, that's my speciality!!

With students I always told them that I'll kick them out for noise, so go party somewhere else and let them clean the mess up in the morning, instead of you.What you could do is just start them on month to month, too.The good news about tenants who ask if they can paint, is that they intend to stick around and make it home.  

The muffler even fell off...the thing made noise like a sports car (hahaha).

In other words, imagine your brother running the washer/dryer upstairs - and which room would be affected downstairs by that noise and vice versa.  

I had to kick out a couple tenants for noise.  

So, can they call the police on me if I am there working and they just don't want me there making noise?   

I have had tenants living there since April 1st & I've had 3 major noise incidents happen in the last 30 days.
