Be frank about it; a green wholesaler eager to get in the trenches and find deals is better than a lazy seasoned wholesaler who right about now is complaining how hard it is to find deals...To add value you need to do 5 things for me (they are simple, I promise):  Be realistic throughout your calculations and appraisals. 

Real estate in this area is a beast all of its own.I'm as green as it comes in terms of real estate investing, so I don't have advice on the deal overall.

There can be a world of difference between loaning money to an individual or very small company and lending to a sophisticated borrower like Wal-Greens.

I just ran a property through the flipping calculator and when it gave me my results, on the top it gave me four boxes a blue, a green, a black and a red box.

If you look at red/pink as A, yellow as B, light green as C and dark green as D.

As a Realtor you'll be surprised how many o the people approaching me over the years have CASH, I mean GREEN BILLS, or they intend to just wholesale the properties and have no money at all.
