I bought Brandon's book, "Investing in Real Estate with No and Low Money Down", and I have almost finished it within a week.

My home is from the late 1800s and after remodeling it, I was wondering how many times it has been remodeled and what it might have looked like years ago.

I do not allow my tenants to pay late.

We are in out late forties so need to factor that in while investing .The multifamily option does sound interesting.

East Hill home (which is a good neighborhood here, though this is the less-nice part of that neighborhood in terms of home quality) with hardwood floors, partially finished walkout basement and located within blocks of downtown Eau Claire and Parks. 

Once that was finished, everything went pretty smoothly.

I can fit bathroom tiles, lay flooring in necessary, paint, Install kitchen units and put some finishings together to make the place look great for a minimal cost.

While it's okay to be honest and upfront with people about risks and challenges, there is no need to damper their spirits and provide that doubt in their mind that they cannot do it.My market (in minnesota) has been pretty competitive lately and coming across great deals is a bit challenging.
