I see double digit inflation in our futures.

I figure if they can't enter a 3 digit extension, there is no way they will ever be able to fill out a check with 4 digits.My voice mail covers everything they need know about the property like "the deposit is non-negotiable."

Two years later watching the newspaper sold properties by zip code - homes in that area were then selling for $108K, $110K & $112K.

People aren't buying newspapers anymore like they used to.

I take high-res digital photos of all junkers I put under contract, and I send a mass email, with links to the pics in photobucket.

I'm going to be doing advertising on the radio, TV, news papers, flyers, etc. saying "We Buy Houses, Land, Multi-Family Homes" to pull them to my website.

I could dig it Scott!  

And so I'll echo rental homework via Craigslist, etc.In rural areas, the local newspaper classifieds are excellent also.

So Week 1 I will avoid the Troll and see if I get viable applicants whether they are a nuisance or not.After this first week when the property is available online and in the newspaper, initial contact will happen before the prospective tenants ever see the property.

We are talking about prefs and returns that generally target ultimately the double digits.
