My personal take on it, tell as many people as you feel comfortable with.

If you are considering Baltimore to house hack, find a mentor or an agent to identify areas, also decide your comfort level, definitely drive around and see yourself before you buy it in the morning and at night.

I would try and comfort them by letting them know you will look into this and find out what happened that this happened.
