When it comes to a Realtor, you'll have the best success bringing the deals you find to them unless they specialize in working with investors and these Realtors have an e-blast marketing specifically for investment properties.

At this point, Plan A is to e-blast 2,500 Realtors 5-7 times each to see if they notice the email and maybe have a client, and bring flyers by some offices and try to talk to agents.

Not trying to run a commercial for lawyers here, but bringing the need of counsel to an appropriate economic consideration in doing business.What other aspects of legal counsel apply to RE, how do you minimize legal costs or view them over the long haul?

I totally get it with the high real estate prices here.I thought about foreign investing in Mexico (Riviera Maya) as the prices are low and Vacation Rentals can bring in decent income.

This would bring some credibility to the deal and you’ll find it much easier to obtain less expensive money.

Otherwise I would try to bring in private money for part of it.I personally like the cashflow and LTV on the end of the deal.

From memory, "facilitating the sale, rent, etc of "real property", "for a fee" requires a license.

I seem to be taking a walk down memory lane with the prospective tenants.

Would any one recommend I bring up this bit of knowledge I found or not?
