There was an "office vs resident" mentality that was toxic.

I use a PM which charges 10%, but I find it completely worth it (have kids and own a business) they take care of everything so I don't have to put too much time or mental capacity towards it.

Would two properties appreciating over time boost your investing game?

Eventually the tenant wound up in a mental institution while his wife divorced him. 

There’s a ton of drug and mental health related problems with the folks in these areas that it would never matter how much you cared !

TikTok may make you feel good and boost your confidence, but real estate is expensive so you may consider focusing a very small amount of time on TikTok, and  a larger % of your time on more proven platforms. 

My credit is less than impressive but I plan on boosting it susbstantially over the next two years. 

I don't personally invest in TN (yet), but I think out of state investing is the same in every state in at least one regard - you gotta put in the mental sweat equity and start calling up property managers/realtors and ask a lot of questions.  

I am a hard worker and can be pretty savvy and I don't like giving up however I am discovering a challenge.The rejections and harsh words and overall negative energy i get from employing these tactics have been really affecting my mental health.Does anybody have any advice for this?
