A property I paid $4MM for was purchased by an investor in 2013 at auction for $1MM cash.Any opinions?

@Javiyan Jones Please stay away from them....the last thing someone in foreclosure needs is for you to tie up their property, then not be able to close....leaving them no time to find a real buyer before the auction. 

First,  Erich what you mean by “foreclosure”....1) a property going Through the foreclosure process, or 2) a property that has Already gone to auction and is now owned by the bank.Banks don’t typically offer any financing on their reo’s, especially small loans like $30k.

I’m looking at a house that is up for auction in Oct 2020It’s ARV is $525k I want to buy it for $425k with a 203k loan. 

I am trying to find out whats might be the gotchas on acquiring properties on at the county  auction :  Foreclosure vs Tax Deed.I understand the basic difference between both, I am looking more opinions from experienced investors that have dealt with this,  Is one better that the other?
