I thought a post here might cut down on cold calling.

Which seem to always have the opposite effect.We do get cold weather in winter.  

Hi Jason, I can't help you with that but what I would do is cold call some title companies, realtors, re attorneys and ask them if they invest or could they point you in the right direction.

Think off market properties, owner financing, cold calling owners with underperforming buildings that want out, using wholesalers, etc.

Both furnaces were gone, needed foundation and brick repaired. roof was bad, I cold go on for a while over how bad of shape it was in. 

My plan is to look up the names of the owners on county records and cold call them to see if they want to sell their house.

Thank you for your valuable comment and yes indeed, I am getting in touch with all the real estate agencies in the locality in order to present ourselves and our services and also talk about making possible developing alliances which will of course involve creating construction projects and raising capital (or finding financing).I will follow your advice and go to Oyster this weekend for an ice-cold Pacifico, and if I can be of any help here in Mazatlan please just let me know. 

The fear of how cold it is prevents you from jumping but once you do you acclimate pretty quick! 

I still can't believe it but the cold, hard check is in my hand  . . .well, bank account.
