Now, I'm not used to that - in my world (acquisitions), you identify a property, complete due diligence, arrange debt/equity and 60-90 days later the asset is yours.

I did the credit card strategy recently, I received 120k travel points, which is sufficient for 2 roundtrip airfare tickets to almost anywhere in the world.

Here's some outside the box thinking....if you truly love the Real Estate world and want a career in it, why bother with college?
