Basically, keep using the original fund money, add houses, put mortgages on them, and keep rolling forward.

My take - $200/mo isn't great, but it could make sense if you can keep rolling that cash back into a new deal. 

I was pre-qualified for a mortgage last year but I unfortunately did not take any action on it.

Call an eviction attorney now and get the ball rolling.

Ask the tenants to confirm the reported rents on the rent roll (i.e. get estoppels).Verify the rents aren't more than 5% above market rent for comparable units to ensure that as units turnover, you can re-tenant and maintain your cash flow. 

Sounds like if I take your route, I pay theme rent and then exercise my option to purchase on pre agreed to price after property is passed to beneficiaries so that they will inherit and then sell on a stepped up basis?!

They have great pre-approval here in MA but keep getting tripped up when applying out of state since they are not planning on moving there.
