I dont think investing near universities is dead at all.......and i agree with you on our education.....I would simply connect with the university and the housing department.....see if they have an opportunities for student houses with private landlords.......my local university is always running over with enrollment at the beginning of the year and they were paying $500/mo per room at one point to house students.......
