Investment Property HELOCS at 80 LTV?

Looking to buy a 10 plus multifamily unit with a HELOC down payment. I think PENFED was the last one, unfortunately they ended that product last week. Are there lenders still out their doing HELOCS on NOO properties at 80LTV, 300k minimum for California? I've scrubbed probably 50 lenders so far including the list floating on these forums with no luck.

Refinancing for a crazy rate, crazy fees, and resetting my loan to 30 years isn't going to happen ether. Any other suggestions out there?
