@Jay Hinrichs I was just arguing with someone the other day about the thought process behind renting versus buying here in Kokomo.Last year, our city administration decided it would be a great idea for a company from Indy to develop 180+ high-end, luxury apartments near downtown Kokomo with retail space on the street level.

I would argue the primary focus off an appraisal is to protect the lenders interests and a bi product of that is protecting the buyer's interest.

I don't know whether it can delay eviction; I suspect you could argue that it should not, since the tenant is indicating the rental unit is not safe for the child(ren) so they should want to get out of there ASAP to someplace safer.

A lot of people will argue on price, but start to do the math on how much beds, frames, sofas, tables, chairs, TVs, rugs, art, kitchen supplies, and all the other nick nacks cost and it is not cheap.
