You will keep doing this until you get what you want, get tired or are told you're out of options.So, politely and firmly tell the tenant no and that they are out of options.

Owner is a 85 year old tired landlord ready be to be done with renting.

My tired landlord sellers want a tax benefit, and by carrying back, they get a lump sum with my down payment and then they get the rest of their equity over time...meaning they don't have to pay tax on that income until the year it is realized. 

I'll kick some tires and see what's available.

So my plan was to purchase at least 3-4 multi units to cover my dream home mortgage but as you already know to satisfy the VA loan you must live in the property for a year & my wife is tired of the apt life & wants a house now I just think it'll be more financially strenuous buying a dream home first ( especially in this market ) & then going into multifamily rentals

Be Leary of some brands that are old and tired like Burger King, subway, Boston market, Applebees etc.

Maybe a tired owner is interested in selling...Overall, for the market you are seeking, you will not have much success finding quality Tenants next to a junkyard...

I am new as well just started over a month ago  but because I decided on investing  in my education  and tired of fake coaches everywhere ,, I now have multiple deals to work with , made 3 offers yesterday and on the way to closing my first wholesale deal .

I got them removed from escrow because I got tired of having to jack around my monthly payments to make up for overages/shortfalls.
