They will do 1-4 family loans.A portfolio loan is a pain if you try to sell one of the  properties if they do not write a deed release into the loan.Then you are left with the 5 unit and that will need a commercial loan. 

Does your mentor know how to consul you when it comes to writing a contract on land in Maryland, does he understand zoning, perk test, wells, set-back, contingencies, right of ways and assignments as well as financing? 

Many investors will simply judge offers, be afraid to send in deposits or shy away from the contract writing process because they feel like the seller will not accept their offer.

I just want to double check as there is no place on the form to write that he is releasing me from a $35000 claim.

Aside from writing it all up in a contract, I can't think of a better way.
