What have you found to be useful features or time savings using a PM tool?

I will also be going from self filing to using a CPA because I am expanding from two houses to five this year and plan to get at least three to six more next year and want to make sure I am doing everything correctly and the most anvantagous to me.

I know there are threads about utilities etc already but I am in an interesting situation and looking for some feedback.I moved out of state and the tenants in my house intend to buy it after leasing for one year.I am using a rental company and they confirmed while checking the tenants history that their credit was good aside from losing their house during the market crash (which they told me) and that they have never been evicted, and have no other issues with not making payments.

I love it when my property manager comes to me and says that she has tenant that is using a church or government agency to help pay the bills.  

Well if you are selling them properties using a contract for deed, you don't actually hold the mortgage, the bank is.

Hey Mike, something to keep in mind if you're planning on using a PM company, some PM companies will not work in some "war zone" areas.

Seems kinda like using a sledge hammer to drive a thumb tack.

All PDF documents can be edited easily using a copy of Adobe Acrobat Pro and probably much other software.

In looking up the process I was presented with the option of using a registered agent for the LLC records.
