lol.I think the consensus is to hit Home Depot at 6 am and look for the contractors picking up materials.

I think I'm going to try that approach as well continuing to listen to the podcasts and reading the material.

It's tough to be buying rental properties in Austin right now.

It's tough to find a property on the MLS with good margins in my area and I'm debating if I should be taking this route.

The refinancing of loans would help but with a 1.5 yr timeline to pay the loans off the effect wouldn't be too material correct?

I have a nice write up concerning the nature of the business I'm interested in doing with them, but what I don't have is: a list of clients, contractors that I usually work with, proof of funds, and really any sort of legitimizing material to suggest I know what the hell I'm doing.

If the find hazardous materials, a Phase III is going to be required.
