That is where I started with my VA loan, and they pointed me in the right direction.  

After 2 to 3 years, depending on where interest rates may be then, my partner and I can then look at refi opportunities and at that point, hopefully the property has appreciated somewhat, such that we can then pull out (a. the private loan, b. the downpayment we both put in and c. plus a little bit of capital gains)....

Show them where all the utilities are, and a brief overview of how things work.- don't panic and stress.

I know others will disagree, but for me I focus on investing where I live.

So this ( Bigger Pockets Community ) is the place where likeminded are gathered.

Especially if you are looking at niche strategies such as STRs or "AirBnBRRRRs" - where some lenders might be better than others for specific projects

If you are not where you want to be $ wise, look what your competition is doing, are larger homes with more beds getting booked more..then maybe add some beds.

It makes the whole process that much smoother.Once you have gotten set up and discussed your goals with your lender and your Realtor has given you the rundown of strategies here in the Denver market, it will be easy to identify where you are heading.
