Keep in mind you can have a policy in your personal name covering a single family rental and it is on a commercial form. 

I'm looking to purchase 10-15 new-build single family homes (250k-$300k range) as long term holds.

Do I try to throw more money to up the decor even more?

I haven't seen a program that does every single thing well.

Currently, my focus is on wholesaling, house hacking, and single-family rentals as well as trying to learn as much information as I possibly can.

I don't think you need to be an accredited investor to buy a multifamily property even if it's over 5 units. 

Plus even if title squeaky clean, most title companies will require that you hold it for a year before they will insure a subsequent transfer.Caveat emptor.

Investor sends me "wholesale" property, when they ignored the same address I sent to them direct without all the mark ups a week before and a "wholesaler" remarketed to them as a "wholesale" deal.  1/2 the time not even under contract, so the chances of that deal blowing up are good.After today, your agents will be required to have some kind of agreement with you before they show you homes.
