@Martin Neal yeah I thought the taxes where alittle high also but that’s what came from the listing agent from the rent roll , i just guessed with the water cost would be , because it’s a 5 unit with 9 rooms I just assume if it’s 9 people using the water it may be $300 since it not sub meter , I put more details in the description below in other information that I received from my realtor

Using your numbers and refinance you show you are making $22 a month but in reality you are losing money. out of 4 months you receive $975 and your expenses are $720*4=$2880 plus $200 insurance and $400 taxes.
