With many people's help I recently made my first buy-and-hold purchase of a duplex in Fort Wayne, as an OOS investor! 

Salem is considered to be the Halloween capital of the US – we had over 900k people visiting this past October alone.

Basically I would have to wait another 2 years to be qualified for a property.I forgot to mention something in the original post.

It is way more common that people realize that out of state/out of market investors buy properties in hot markets.

What is the max # of total occupants, meaning can 3 people move into the rental or just 1 individual.

However their platform is helpful and so are the people you deal with. 

In today's market, it can be hard for some people to tell what they should do with a specific property. 

I feel like I do the job of 3 people running the company.

But, ultimately it basically boils down to retaining cash/liquidity in the event that you desire to make additional investments (or, as it seems your concerns may be hinting to, in case you need it for something else).

Marking up repairs & maintenance, farming out customer service to people that can barely speak English, charge a lot of junk fees, etc.I'm just not comfortable doing any of that.
