Should I get into contracting with a flipper or custoM home builder for 50k a year 1099 and start my own llc and be a “real estate professional” and learn the ins and outs while making less money at first,  or take a sales job 9-5 that makes 150k a year w2 and build up capital first.

The main thing I check to see is if the record of the estate shows that it has real estate.

@Wendy JiangBe honest and say no as mold testing is typically only done when there are visual signs of mold and has never been any signs or complaints.There are many factors outside of mold that can contribute to breathing problems.I would offer that if you wish I can order a hygienist to come to teat for toxic mold - but if it’s found to be negative the costs for the testing would be at your expense.

I am here in Florida as well and Pensacola offers good STR's but LTR's varies $1900 to $2200 seems about average. 

I'm receiving multiple offers ranging from 11.75% to 12.25% with points varying from 2% to 3%.
