Mastering little crap like hanging blinds, ceiling /exhaust fans, light fixtures, switches and receptacles, closet doors, doors, screens, screen doors, patio doors, lockset changing and unsticking, smoke alarms, appliances, paint, trim, wall repair, cleaning, etc are the most common needs. 

Can't control her or her emotions, not worth the mental anguish trying to figure out the exact things to say and do to make her happy while you are kicking her out of her home.  

When going to networking events, go with the mentality that you'll be surrounded by folks who have the same interests as you, are also looking to learn, and are looking to meet like-minded people.

I also personally know friends and relatives with older children whose in their 40's and 50's, with social and mental issues, still at home with mom and dad, rent free, and mom and dad tells us that they're worried when they're gone, they don't know what will happen.

We know we’d not yield returns in a challenging neighborhood commensurate with the financial and mental costs to us.

It’s not just the math, sometimes it really is the mental and emotional benefit.

House hack a multi family property first and then either do it again using FHA or conventional financing, but DSCR should only be used once you've exhausted ALL of your conventional and government options.

If the item needs to be replaced before the depreciation schedule is exhausted, there should be almost no residual value to be expensed anyway.For these items there is no additional depreciation to be gained and the total depreciation expense is reduced if the item lasts longer than planned.

I won't go too technical, but just so you know, the heat exchanger is a "metal box" that contains the gas burner and exhaust fumes inside the metal box.
