Due to all the COVID people, folks who entered the industry as a realtor or a loan officer after March 2020, I'll direct part of this response at them too.How to idiot proof this issue as...A Realtor: when you send the contract over to loan officer, make it one single PDF.

I found my amazing deal myself that way in March, in the midst of the hottest market in 40 years, just by watching and taking action where others neglected to.

Started my business in Dec. of last year and was hoping to use a 12 month bank statement loan in Jan-March of next year but it seems I might have hit a snag if I need to be in business for 2yrs to pull it off.  

@Joseph Vaughn on the list of comps posted by @Jordan Wright, I sold 385 Fowler Dr on 2/25/22, I own a duplex on Freeman Dr which appraised for $210,000 in March 2022, and I own a duplex on Ashmore Dr that appraised for $180,000 in February 2022.

Operating as a short term rental since March or 2022.

I think it's super important that you have similar values, work ethics, and exit strategies in mind.These three things can cause stress between the two of you if you're not marching down the same path.

I would be hesitant to use today's comps in my market as what sold in April probably went under contract in February or March, and the market was considerably different then than it is today.

Both were purchased with VA loans and I must maintain primary residency in my current unit until March 2023.
