How will an eviction affect a tenant.
How will an eviction affect a tenant.Donot put any thoughts of human factor/feelings here.Plz comment as you are in my shoes and you running it as a business
Scenario: Had a flip project ,did 85k worth of rehab ,put on market in March of 2020,PANDEMIC CAME and we freak out .Listed for sale + For lease.Potential tenant came in saying they are moving from another state,Wife lost work due to pandemic layoff ,Husband has offer letter here in TX for 80k offer.They were selling their house and brining in 100k + want to buy house after 1 yr of lease (POTENTIAL TENANTS WHY Should YOU CONSIDER US LETTER) ,Good credit score ,No red flags on Credit report.,Verified employment letter.
The lease was for a yr.Lease ended in 2021 and tenants asked for 1 more yr of extension before buying home.We extended 1 more yr till June 2022 as they were good tenants ,paid rent on time in 2021 and did take care of ppty,no violation of lease etc.Fast forward to 2022 , Rents start coming in late but always paid late fees.April we asked them to get into a written contract with us to purchase and provide proof of funds..Tenants says they cant secure financing .interest rates are high. bla bla bla...we offered owner fin with 15%down ,they say they only have money for 5% down.DEAD DEAL.60 days ahead send non renewal of lease letter.30 days ahead notice to vacate send.20 days ahead hand delivered+ Registered mailed lease violation (pet violation and late rent).. Tenants start playing cat and mouse game.Will not pick up calls,no response to txt message.IN A NUTSHELL "FORCED US TO FILE FOR EVICTION" LEASE ENDED JUNE 2022..last day of lease tenant txt he is in a horrible accident( which is a lie,as he had asked us in may to extend lease till end of aug) n cant move now.. i said good luck but hand me my keys.. I KNOW HE IS BUYING TIME.but only till July 19 till eviction is heared. HE OWES ME $5k( 1.5 MONTHS LATE RENT + LATE FEES+ PET VIOLATION+COURT FEES+ PET DAMAGES) .1ST TIME DOING EVICITON.. and i know court will rule in my favor .HOW DO I GET THIS EVICTION ON HIS RECORD AND ALSO HOW DO I REPORT HE OWES ME 5K ON HIS RECORD.DO I NEED TO DO ANYTHING FROM MY PART TO GET IT ON HIS RECORD.i know once he finds out Eviction is filed i will not be getting the$5K but i need to make sure he doesnot do this again to another LANDLORD..how can i report $5K as in collections against him .CAN I SEND IT TO COLLECTION AGENCIES .ALL I AM TRYING TO DO IS HE SHOULD NOT DO THIS KIND OF DAMAGE TO LANDLORDS.
