How do you weed out the trouble makers and partners as suggested in previous posts on this thread?

@Nancy Neville suggests Broken Windows, Kicked in Doors, Broken faucetsare normal - - I strongly differ here. 

I even did a college paper on the top 4 car makers and Honda wins 4 out of 5 times.

I don't think you will have any problem.Typically foreign students on visa keep to themselves and are not trouble makers and unlikely to turn your place into a frat house.I would sign the lease with THEM, not their parents.

@Nick Stoddard, I would say definitely no to the ice maker and no to the garbage disposal.

The property has a raised foundation.  I have not looked through the crawl space as it is difficult to access.  The tenant thinks the plant is "cute", but I'm not so sure.  Any tips?  What would you do?

If they're indoors (and remarkably, some are), they're big enough to tear up the house.In general every person 18 years old and up who is living in a property needs to sign the lease.
