Don't take any kind of payments that force you to handle money.

I do know that there have been stricter rules and guidelines regarding water runoff and such since much of our ground water eventually impacts the Chesapeake Bay.

If there is a bankruptcy, you need to be very diligent about understanding the impact that could have on a transfer of the property by the owner and what role, if any, the bankruptcy trustee will play in your proposed settling of certain debts of the debtor.

I was hoping that the 20k in rehab would force some appreciation in rent, but now in hindsight it's best to be more conservative and go with the lower number.What are you renting your properties for in your area?
