For the first three months I was focused on the Decatur market.

Would love to hear a podcast special that just focused on investor nightmare stories (and how they were ultimately resolved). 

Also, I've been told Elmhurst is where I should focus for multifamilies as it provides some of the strongest rents, do you recommend focusing here as well?

I guess I need to focus now on providing that good clean housing. 

You probably shouldn't focus on CRM. 

I would love it if someone could give me some direction on this subject as well so that I can properly focus my energies on making it happen.

If you want to focus on housing for college students I would suggest the westside of Atlanta. the properties are rougher as well as the area but you are more likely to find something in your price range.

Then eventually focus in on one and see if we can work out an investor rate.
