I discovered bigger pockets, bought some books and I began buying rentals.Without providing a long drawn out explanation of my positions, just know that I have three 4 unit buildings now, a total of 12 units, all excellent deals, all cash flowing.

People are continuously complaining that it's hard to find deals but forget to understand the importance of creating relationships.

I am trying to build good relationships with successful investors and what better way to bond than over something there is a shared passion for!

.- We have a great relationship with our lender, therefore a very competitive rate. - As developers we can build these in house so we don't have outside builder/developer fee's.We follow a very aggressive strategy on this investment. 

Sounds like you have a good relationship with yours and I will be needing to find/build one of my own as well.

Many people use relationships for leverage in business to get away with things and cut corners so keep this in mind.

I like to network and build valuable relationships with any performing buyers I come in contact with .
