I would advise asking family and professionals with more specific experience in this area, but for your own peace of mind, making sure you have floating capital, or less of a mortgage where you can create a situation where you can do some improvements and increase your equity in the property are some ways to be cleaver and still come out on top in a challenging market environment.I used my first 4-plex as a principal residence, and I rented 3 units out, and I was working in and around the area of it for a while and kept 1 unit vacant for a few months for my personal use while my work wrapped up.
