On the plus side, poly doesn't seem to break when the lines freeze.If you open up any walls, replace the existing plumbing in the open wall with PEX.

, Have a property not quite rent ready, looks pretty good inside, new paint, counters, new bathroom ect, but the house still has alot of problems, the 2 bedrooms, bath and living room need to be rewired, as its knob and tube wiring, and the gas lines are needing replaced, as well as some serious plumbing work underneth (pier and beam), probablly $10,000 away from rent ready if i contracted it, and I've just been sitting on it until I can finish the work, been too cold lately and I've been busy.

What I think would be a dealbreaker for me is how much, if any of the electrical and HVAC and plumbing is still in place.

Second- if you bought it how much to expand units or X amount of dollars, compared to potential income.HERE they are still building these things as fast as possible,,,they are EVERYWHERE.BUT thinking this is the most return on least repairs your going to find in real estate,,,,no leaky sinks,no clogged toilets,no carpet to replace for every tenant,etc etc etc and generally no neighbors that cant get along,,,or domestic calls to police etc.Here anyway there is no office,no central renting place,,you call a phone number and they give you a key to a numbered unit.

Thank You DawnI'd be happy to work with you and everything would be on thew table.I would be bidding at Norwalk CourtI'll be honest its a VERY competitive arena,gotta be patient there.I have taken Ward Hannigans foreclosure training at Innovest in San Diego.Maybe you have heard of Ward.Its east to under estimate rehabs,thats why houses that need only "cosmetic improvements" are winners.I.E housecleaning,new paint inside and out,lawn care,maybe a few shiny new plumbing fixturesLicensed,bonded,and workmans comp subcontractors with good reputations are out there but they do want top dollar for their services.Thats OK.I have used unskilled labor in the best for general clean up ,moving demo materials and painting prep.It works fine with CLOSE supervision.If you feel better about fully insured personnel that s fine to but rehab cost goes up dramaticallyI am very patient,creative and honest.I would insist any co investor would make their money first before I make one dollar.I also know a guy makes his reputation a day at a time,and youre only as good as your last job.If youd like to talk sometime please e mail me at [email protected] and we can exchange numbersMy BestDave DoyleMonrovia,Ca
