Currently, I am 18 years old, motivated, technological (which I believe is the best way to reach customers), time-worthy and planning on going to college in January for entrepreneurship.

A freind of mine is a landscaper and a customer of his told him he wants to sell his home for sale by owner.  

You expect your customers to pay for what you're selling. 

@Christopher Morgan it may be a bit too late for this, but if you’re still having trouble finding a model, you could always get on a website like upwork to hire someone to build a custom model for you.

I think a lot of agents miss the point of customer service.

California is a different animal, I build custom homes there for years , escrow and title was very pricey there.

You could choose to, in which case the listing agent would treat you as a "customer" (i.e. they would not be your agent, from a legal or fiduciary standpoint), or you could bring in an agent of your own choosing.

It’s not too small, though, but it would be better if you collect some more and it will definitely earn you some customers.
