I told them once their application is accepted, we will proceed with screening which includes credit and criminal check from cozy.I did not provide the qualification in writing, but verbally told them that:1.

Both give credit, criminal, and eviction history and cost around $15-$25 per report depending on the package you select.

A criminal conviction is not an automatic disqualification.

The final step of the application is a credit/criminal background check on all residents over 18 (costs $35).

I'm at a loss right now and feel like there is nothing I can do to stop all this criminal activity from occurring on the property.

Prior to acceptance run credit/ criminal background, get proof of income, check references and previous employment. 

For a second offense, you could face 24 years in prison, and up to 35 years for a third offense.
