In what order do you implement your tenant screening?

I am wondering in what order do you screen your tenants?

My general thoughts are this:

1.) Get my ads out on CL, doorstep, etc.. 2.) Organize and Host an open house. 3.) Collect applications from those who attend the open house. 4.) Run background checks on those applications that meet an initial review. 5.) Notify one renter of our decision to lease to them.

Do most of you show the property and or do an open house before the application process? Or do you want an application before you take the time to show the place? Is there anything I am missing?

Pre screening over the phone or email is the way to go.

Why show your property to someone not qualified?

Save $$. Run background and credit checks only on complete applications, one at a time, in order of receipt (no discrimination).

Do it this way and your first complete application will be qualified and will pass credit and background checks. Eliminate the sludge up front and early.
