The only thing I can think of is to obtain a line of credit with banks that will be able to cross collateralized the properties and offer a line of credit, does anybody know of a bank that would do it in the NYC/NJ areas?

If your insurance carrier finds out you have illegal bedrooms in the basement that tenants have access to they will likely cancel your coverage.Other investors cross their fingers and hope nothing bad happens.

Likewise, because I found them by fishing on craigslist, even though there is a section there where landlords (or Realtors) advertise their apartments to potential renters, I can't really use that as my client has already cross-checked that for a place to live.
