Wish I could post a powerpoint on this subject as it makes it easier to see, but I'll try this:Take the various forms of REI and chain them in the natural order of possession:Wholesale - short sale- flip/rehab - Owner Occupied - Buy&Hold.Doesn't matter where you enter the game, but between each is some investors exit game profits(EGP) (or margin) so we get:Wholesale(EGP1)- short sale(EGP2)-flip/rehab(EGP3)-OO(EGP4)- Buy&Hold(EGP5).At the last play of the game, we're into the market FMV and the game is over(ignoring possible future appreciation).

Also,....if it's JUST her on the lease,,,,,and he (naturally) moves in with her.......now his bad habits more directly influence her...she gets tired of his foolishness and ....she breaks up with him.....and she moves out......but he doesn't (because nobody will rent to him).....now you are dealing with an eviction process in our State of California and even though he's not on the lease....it's still a big problem.....An don't even think about putting them both on the lease because then you may never get him out of there if they split up.Pass on them my friend

You won't see the appreciation in these areas continue very long because wage rates for the hourly folks are not following the same upward path and that will naturally keep the balance.

I was planning on buying raw land, and it seemed like you could make a killing by layering over several different uses, including leasing hunting rights and pumping oil and natural gas, or timbering the land.When I crunched the numbers, they always seemed to work out.

Based on human nature that people tend to be reactive instead of proactive, I would guess that vacancy rate spikes would be a leading indicator.

Insurance did require there being some electrical updating but it did not require us to remove all K&TWhile you do not necessarily need to remove Knob-n-Tube - some insurance companies will not underwrite it, others will require you have it inspected and certified by an electrician, and, it is in good repair and has not had circuits inappropriately extended and overloaded/overfused, will underwrite it (sometimes at a premium).

That decision is based on looking at the specific kitchen in question and taking into consideration the natural lighting, the layout, flooring and wall colors, etc etc.
